NH&A offers a Roof Asset Management Program that can be
easily tailored to fit any condition a client might encounter. Whether the
concern is for one building, a campus, or involves a scattered site
situation, our program can be molded to serve the need.
In a nutshell, when given the directive to proceed, our trained staff will visit each location, remove core samples to determine the make up and current condition of each separate roof area, prepare an accurate roof plan with major openings located for reference. Where appropriate, non-destructive moisture testing equipment might also be employed to pinpoint any moisture that has infiltrated the system. Digital photographs are then taken of all conditions noted, including those areas that are in need of immediate remedial attention. Findings are provided to the client in a hard copy, easy to follow outline. The report is also provided in a digitized CD-R format, using the latest version of AutoCad, for easy reference and quick access. The final report includes such things as cost estimates and scope of work for current necessary repairs, type of assembly, system life expectancy and, of course, capital budgeting estimates for a five and ten year plan. The information included in the initial survey is also suitable for presentation to contractors for the purpose of a competitive bid process to correct immediate-need deficiencies. The survey becomes an invaluable tool in assuring the proper management of the very important roof asset.
